License Agreement, Terams and Conditions of Purchase

The plans displayed on this website, as well as the website itself, are protected under the Federal Copyright Act, Title XVII of the United States Code. These documents are considered intellectual property, just as the work of playwrights, musicians, lyricists, poets, etc. Copyright of the plans includes the right to control copying and alterations of the plans as well as construction of a house based on the plan. Liability for copyright violation extends to any and all parties involved in reproducing, redrawing, or reselling an unauthorized use or reuse of a plan displayed on this website site or a derivative version of it.
Purchase of a plan as a PDF document or by printed copies constitutes a license for a single use of the plans and for no other purpose. A multiple-use license of a particular plan is available by purchase of the CAD file version of a plan. A complimentary PDF copy of the plans is provided with the purchase of the CAD version format.
Modifying Plans
Customizing one of the model plans sold on the DOWN HOME PLANS website is encouraged for the sake of improving the functional fit and preferences of an individual household, a real estate market strategy, its size, finishes, etc. Other changes to these plans may be required by local building regulations, or to conform to the specific editions to the IRC building code. See FAQs for how to proceed with modification requests.
Compliance with Building Codes
The copyrighted originator of each plan offered on this site authorizes the use of these plans expressly conditioned upon the purchaser’s acceptance of the responsibility to strictly comply with all local building codes, ordinances, regulations and requirements – including permit review and approval by the local building authority prior to construction, and corrections of any code discrepancies found during construction. The plan you purchase on this site may need to be modified to comply with applicable codes in your area at the point in time that you apply for a permit. For example:
A site plan is not included with the plans provided with the purchase. A site plan is normally provided by certified land surveyor licensed in the locality of house construction. Site plans are very specific to the physical conditions of the building site, pertaining to sewer and water availability, grades, soil conditions, drainage, trees, proximity to nearby structures, water features, air rights, etc.
Foundation plans are always subject to homeowner preferences and engineering considerations, local soil conditions, lot slope, frost line depth, topography, vegetation, zoning and other local requirements. A local architect or structural engineer will have a first-hand opportunity to investigate particular lot conditions, local requirements and regulations, as well as the expertise to design a complete foundation plan for insertion into the construction plan set purchased from this website.
Consult your local building official for other local requirements such as braced wall methods and diagrams, energy code compliance certificates, product compliance labels, wind exposure, seismic design criteria, supplier shop drawing submittals, etc.
