Greg Frech is a seasoned architect and building contractor who has spent his career designing homes and communities. His background in urban planning and higher education has influenced his approach to creating livable, sustainable spaces. As the owner and creative director of GMF + Associates, Greg has worked on a wide range of projects, from room additions and residential estates to multifamily complexes, shopping centers, and commercial businesses.

After 35 years in the industry, Greg developed Down Home Plans to focus on his passion for offering affordable home plans. His goal is to provide opportunities for new home personalization in the spirit of homesteading pioneers. Greg’s commitment to a simpler lifestyle and “good neighbor” ideals shines through in the designs, which prioritize fitting homes into existing compact properties while maintaining a high standard of comfort and functionality.

Preliminary Plan Study Sets

Preliminary Plan Sets provide you with floor plans and all four elevations, each shown to scale. The floor plans include room dimensions, door and window sizes, ceiling heights, cabinet layouts, and more. Elevations outline exterior wall finishes and material call-outs. While a Preliminary Plan Set can be used for construction pricing, it is not valid for obtaining a building permit. When you purchase a Preliminary Plan Set and later decide to buy the final construction plans (PDF or CAD), the cost of the Preliminary Plan Set is 100% refunded.

However, we recommend consulting your local building officials for specific ordinance requirements in your area. We also encourage you to review the plans with a local engineer or architect of your choice for additional permit documents, such as site-specific foundation plans. Construction Plan Sets are available in three formats to meet your needs:

  1. Electronic PDF: Print as many copies as you need on 24×36-inch sheets.
  2. Paper Blueprints: Receive physical copies sent directly to your address.
  3. Electronic CAD: Allows for modifications by a local architect or engineer and includes an unlimited building license for your use.

 

Please note that plans licensed to you cannot be used by or resold to another individual. 

Construction Plan Sets include:

  1. Scaled Dimensioned Floor Plans: Detailed call-outs for cabinets, vanities, appliances, and plumbing fixtures.
  2. Scaled Exterior Elevations: Provides dimensioned floor-to-ceiling heights and roof peaks, with detailed call-outs for roof slopes, window heights, doors, chimneys, and more, plus details on exterior wall and roof finishes.
  3. Wall Section Details: Includes lumber sizes, trim materials, foundation construction details, and framing component specifications, such as joists, rafters, and beams.
  4. Roof Plans: Illustrates valleys, slopes, ridges, and other roof features.
  5. Construction Notes and Code-Required Data: Tabulations in accordance with the National Building Code.
